The initiative is located in Jena-Lobeda, Jena’s largest district with approximately 22,500 residents, which is primarily characterized by compact, 5- to 11-story large-scale GDR apartment buildings. In a residential complex with approximately 250 apartments, located in the immediate vicinity of the University Hospital, the “Smart Neighborhood Jena-Lobeda” is being developed as a real-world laboratory and testing ground for new technologies and smart services. This comprehensive project has been underway since 2020 under the leadership of Stadtwerke Jena GmbH. The final of three construction phases is currently being completed. The buildings have been completely renovated and equipped with various innovative features. These include smart home technology in all apartments, an intelligent logistics concept with package lockers, on-site community management to serve as a point of contact for residents, a common room, and a laundry room where machines can be reserved and paid for via an app.

In addition, so-called serviced apartments are available: These individually furnished and fully equipped living units offer new city residents, students, or guests a “temporary apartment.” Plans are also underway to offer tenants the option to install their own photovoltaic (PV) systems on their balconies, as well as to install a PV system on the building roofs.

Through the Smart City pilot project, in cooperation with the municipal utilities, additional elements are to be developed and financed as part of the overall “Smart Neighborhood” project: the establishment and operation of a telemedicine room and health apartments , as well as the climate-friendly improvement of the residential environment. Overall, the entire project is to be developed in such a way that elements of it can be expanded to other existing buildings and urban areas in the future.
